Perhaps you’ve been contacted by a wireless carrier to put a cell site on your rooftop, or you’ve been contacted by a cell tower developer and one of their site acquisition representatives handed you a lease agreement or a lease option agreement.

So what do you do? You call your attorney, you ask your cousin, Joe, or somebody that knows someone and knows the guy that’s got a cell tower on their property. You’re looking for information. You’re looking for help.

So maybe you’re searching for a cell tower lease consultant near you. And that’s really not what you should be looking for. You shouldn’t be trying to find a cell tower lease consultant in your geographic area. There are maybe less than a handful of qualified, what I’d call qualified cell tower lease consultants that know the facets of all sides of the business.

So this is not like let me go to the Yellow Pages and find a dentist or an orthodontist near me. You want to find somebody that has experience, that has done this for a long time. You want someone with integrity, somebody that has a track record of success and has verifiable experience that you can check. And they’re not just somebody that’s been doing this for two or three years or four years or five years and they claim they’ve been doing it for 15 or 20 years on their website, because I can tell you, unfortunately, that’s the case in most of these folks that you’ll find on the internet.

So in the United States today, in 2022, there’s probably less than a handful of what I would call qualified cell tower lease experts or consultants that could help you to, first of all, evaluate your tower lease and figure out what it’s actually worth, figure out the reasons that the carrier or the developer’s looking to put a site there, and actually be able to tell you if the cell tower lease rates that they’ve offered are valid or if there’s more room to deal.

So typically, we work with property owners that have been contacted with a cell tower lease agreement, or with property owners and landlords that have a cell site on their roof, or they’ve been contacted about a rooftop cell site lease agreement.

So the question you want to ask yourself is not, is there a cell tower lease consultant that’s near me, find out if there’s a cell tower lease consultant that has no conflicts of interest. Ask them, “Hey, show me your contract. Does it say that you have no conflicts of interest?” The problem is that a lot of them do.

So you want someone that’s going to be able to help you to get the best possible lease terms and business terms. So it’s not just the price. There are about 20 other things in that agreement that you need to have to make sure that it’s a balanced deal. An airplane can only fly with two balanced wings. You can’t just have one balanced wings or it’ll tip over, crash and burn. You want to make sure the same thing happens with your lease agreement.
