What is the average rental rate for cell towers in my area?
Cell site rental rates are site-specific. There is no such thing as an average cell tower lease rate, but there are many cell tower landlords who settle for the status quo. Don’t be average.
What’s the difference between an Option Lease and Ground or Rooftop Lease?
An option lease give the cell tower developer the option to tie up your property and conduct their due diligence on your site, making sure they can get their permits and actually build the site. Option lease agreements turn into lease agreements when the exercise the option, or send you a commencement letter. Landlords are typically offers a $500 option payment per year. A ground lease or rooftop lease does not have an option period.
How long does it take to negotiate a cell tower lease agreement?
The lease negotiation process can take a few minutes if you sign the “take it or leave it” lease they hand you. Or it can take 3 to 6 months in most cases, or ever a year or longer, depending on the complexities of the property and the terms that need to be negotiated.
What if the real estate acquisition agent said I have to sign a term sheet?
At Tower Genius LLC, we always recommend that property owners do not sign a term sheet. It’s always used to pin you in a corner. Tell them your WORD is good enough. You need to be shrewd when dealing with the cell tower real estate leasing representatives.
I think the cell phone tower rep gave me a low-ball offer? What should I do?
Tell them you need to see a lease agreement. Get it in Word format. Tell them to send out their survey crew to get you a site plan. Then call Tower Genius.

Some cell tower developers are really just trying to get property owners to sign a term sheet or option lease agreement to use as leverage against a competing property.
